LoDo Denver Real Estate: Historic Lofts and Modern Condos
LoDo Denver real estate is some of the most distinctive in the city: century-old brick warehouses turned into lofts, alongside newer condo buildings with doormen, pools and rooftop decks. Short for Lower Downtown, LoDo is Denver’s oldest neighborhood and one of its most walkable.
For the most part, homes here are one- and two-bedroom lofts and condos. Buyers usually come for exposed brick, timber beams and tall ceilings in the warehouse conversions, or for amenities and views in the newer buildings. However, parking, HOA dues and noise from bars and ballgames are worth weighing on every LoDo condo, so I walk every buyer through how each building compares.
Personally, I’ve been selling Denver real estate since 1998, and downtown lofts and condos are my specialty. That’s why this site is called LoDoLofts.
A Short History of Lower Downtown Denver
Lower Downtown is where Denver began. In 1858, after gold was found along the South Platte River, General William Larimer staked out a town site here near Cherry Creek. Later, when the railroad arrived in 1870, Union Station became the city’s front door, and the blocks around it filled with brick warehouses. You can read more in the library’s history of Union Station.
By the mid-1900s, rail traffic had faded and many of those warehouses sat empty. Then in 1988 the city created the Lower Downtown Historic District, protecting the old buildings from demolition. Wynkoop Brewery opened the same year, Coors Field followed in 1995, and the warehouses became the lofts that define LoDo Denver real estate today.
Everyday Life: Union Station, Coors Field and Larimer Square
Living in LoDo means walking almost everywhere. Union Station is the hub for light rail, buses and the A-Line train to Denver International Airport. Its Great Hall is also a favorite spot for coffee or a drink. Coors Field, Ball Arena, McGregor Square and the Dairy Block are all within a few blocks.
In addition, Larimer Square has some of the city’s best restaurants. Commons Park, the Millennium Bridge and the Cherry Creek and South Platte River trails are close by for walking, running and biking. For groceries, Whole Foods Market is on Wewatta Street.
LoDo also makes it easy to explore nearby neighborhoods. For instance, Highland is just across the river by footbridge (see my Highland guide), and the art museums of the Golden Triangle are a short ride south (see my Golden Triangle guide).

Buying or Selling LoDo Denver Real Estate With Jorgen
Of course, every LoDo building is different. For example, HOA rules, special assessments, deeded parking, rental policies and noise all affect value. That is why it pays to work with someone who knows the buildings. If you’re new to buying, start with my step-by-step home buying guide. Thinking of selling? Here’s how I market and list homes.
