Metro Denver homes inventory of new listings for sale had its largest percentage increase last month of any major metro area according to MLS. Between June 16th and July 15th, the Denver area added 10,382 new listings which was a 26% increase compared to same period in 2012. However it appears buyers are absorbing the new supply even with the inventory being up from spring, although the market still remains tight compared to historical averages. As of July 15th, 11,357 homes were for sale in the Denver metro area, down 15% compared to July 2012’s 13,395 homes for sale. The inventory is still up sharply from April, when only 6,945 homes were available; also the average days on the market decreased to 8 days from 17 days a year earlier. The median sale price for Denver homes increased 9% year over year while sellers on average is are getting 100% of their listing price.
